Milestone is a full-service development company committed to the long-term success of our partners. Our vertically integrated model allows us to provide each partner with a cost-effective plan by applying the experience of our design and construction teams. Our Team

Philip Hartz

Philip is the President of Milestone. His responsibilities include overseeing the strategic direction of the company developing new partnerships. He enjoys working directly with people to understand their goals so Milestone can take the guesswork out of growth. Philip helps lead Milestone’s service leadership culture which plays an in integral role in delivering consistency to our partners and team members alike. Prior to forming Milestone Philip was the managing partner of Perfequity, a real estate investment company. Throughout his time he directed the formation of new investments while overseeing the development, financing and construction of healthcare, senior living, and self-storage assets. Philip graduated from Indiana University with a degree in Finance. Philip believes how you conduct business with people is a reflection of your principles. Follow the right principles, and your reputation takes care of itself. In his spare time, Philip enjoys spending time with his family.

Tim Edwards

Tim is the Director of Development at Milestone. He is the head of all construction operations and
oversees the construction team. His responsibilities include managing the due diligence process including working with municipalities on planning, zoning, and site plan reviews. Tim works directly with our partners and directs the quality assurance program that allow for a turn-key process. His experience and insight have been central to Milestone’s continued growth. Prior to joining Milestone, Tim spent 12 years as lead project manager for Ramsey Development, a senior
housing development company. During his tenure, Tim oversaw development of 30 senior living
campuses in multiple states totaling over 1.5 million square feet. As the lead project manager, Tim was responsible for all aspects of construction process from land acquisition to construction completion.

Director of Development

Lauren Hartz

Lauren is the Chief Investment Officer for Milestone Development. She oversees all aspects of Milestone’s investment into new projects. She works financial and operating partners to streamline the
pre-construction process. Prior to joining Milestone, Lauren worded as a senior development analyst for Trilogy Health Services where she facilitated investment directives and oversaw analysis for new development projects. While at Trilogy Lauren worked directly with financial institutions to coordinate over a hundred million dollars of new deals. Before that, Lauren worked as an investment banking analyst at Harris Williams and Company where she developed financial models and industry analyses for mergers and acquisitions. Lauren graduated summa cum laude from Vanderbilt University with degree in engineering. Lauren serves on board of Tri-county YMCA and several other non-profit boards. In her spare time, Lauren enjoys spending time with her family and being outdoors.

Carol Hagedorn

Carol is a Project Coordinator at Milestone where her responsibilities include working closely with the construction team to ensure a smooth construction process and on time delivery of each project. She handles much of the initial organization of each project by overseeing material procurement, subcontractor bidding, and contracting each part of the project. Carol also communicates directly with partners, keeping them up to date and answering any questions they might have. She plays an important role in helping us maintain our strong relationships with subcontractors, suppliers, and our clients. Prior to Milestone, Carol worked for Southwest Economic Development as a Project Manager where she oversaw the grant writing process, handled public meetings, and managed construction projects. Her experience of the pre-construction and development process has played in an important role in the vertical integration of our company. Carol enjoys spending time with her husband and two children. She is involved on several community boards and is passionate about helping her community.

Lenox Rand

Lenox is Project Manager/Site Superintendent for Milestone. His responsibilities include working closely with the Director of Development and the field subcontractors to ensure communication of the project’s vision and their roll in its quality and timely completion.

Prior to Milestone, Lenox spent over 15 years as project manager or site superintendent on 14 assisted living projects in 4 different states for Ramsey Development and The Weber Group. He started his career and worked for 25 years in the retail lumber business. This varied background has given him the ability to look at projects from different points of view, as well as the opportunity to draw from past experiences.

Lenox works by the adage, “when things go wrong, don’t go with them.” He calmly looks for the best solution to any issue and moves on.

Lenox believes in quality workmanship, always interacting respectfully, with honesty and integrity, always bringing his best, always expecting the best from others.

Randy Templeton

Randy is Lead Superintendent for Milestone. His responsibilities include directing on-site construction activities, scheduling subcontractors, and maintaining quality and safety standards. He works directly with inspectors and engineers. Randy manages the construction schedule, keeps our partners up to date, and is always seeking out new opportunities to improve efficiency. His understanding of building plan details helps ensure prevent any potential issues and move projects forward in expedited manner.

Prior to Milestone, Randy worked as an independent construction superintendent for over 20 years. During that time, he managed 20 senior living and healthcare projects in 7 states that totaled more than 1.25 million square feet. The experience of managing projects in multiple states gives Randy unique insight on how to approach scheduling and expectations for subcontractors based on differing building codes and ordinances.

Randy believes that each problem creates a new opportunity. This serves him well when solving problems on the job and is one of many qualities that make him an excellent superintendent.

Holli Foster

Holli Foster is the Director of Finance at Milestone. She oversees accounting and financial oversight for all Milestone projects. Holli has been with the company for two years. Prior to that, she spent 5 years managing the operations of an excavation and utility infrastructure contractor. In her spare time, Holli enjoys spending time with her family, cooking, and golfing. “Holli says she gets her inspiration from being surrounded by passionate people. Anything is possible with supportive people driven by the same mission.” Holli enjoys problem solving and creating financial efficiencies that drive the growth of the business.

Brett Kleeman

Brett Kleeman is the Director of Operations for Lighthouse Storage. He oversees daily operations of all storage facilities.

Brett joined the Lighthouse team in June 2021. Prior that, he was in the coal industry for 14 years. He worked for United Minerals, which was then bought out by Peabody Energy, as an Office Manager/Lead man for a loading facility in Yankeetown and Evansville, IN.

Brett attended Indiana University for 5 years with a focus in Business Management before accepting a job with United Minerals.

In his spare time, Brett enjoys spending time with his wife Kerri and two kids, Landon and Maddy. He also rarely misses an Indiana Basketball game and is an avid Chicago Cubs baseball fan.

Brett’s favorite inspirational quote is from Bob Knight: “The key is not the will to win, everybody has that. The key is having the will to PREPARE to win that is important.”

Brett focuses on coming to the office every single day with a positive attitude. He believes having a positive attitude is contagious and seeps into the rest of the staff to create a great place to work. When you have a positive attitude at work, your customers can feel it as you handle whatever concern or need they have.
